Most people notice it in their late twenties. Fine lines at the outer corner that were not there a year ago, skin that creases when smiling and takes slightly longer to settle back. It arrives before anything on the forehead, well before anything around the mouth.
That is not a failure of care. The eye area is structurally different from the rest of the face in four specific ways, and each one independently accelerates visible ageing. Understanding them is worth more than any product recommendation, because it explains which interventions can actually help and which are addressing the wrong problem.
Four structural differences that compound
The skin is roughly a quarter as thick
Under-eye skin measures around 0.5mm. Skin on the cheek is closer to 2mm, and on the forehead thicker still. That difference is not marginal, it means fewer cell layers, less collagen and elastin in absolute terms, and less structural buffer between the surface and everything underneath.
Thin skin creases more readily and recovers more slowly. It also becomes translucent sooner as it thins further with age, which is why vascular shadowing under the eye becomes more visible over time even when nothing else has changed.
There are almost no oil glands
Sebaceous glands are dense across the T-zone and sparse to absent around the eyes. Sebum is not just texture, it forms part of the skin's barrier against water loss.
Without it, the eye area loses moisture faster than anywhere else on the face and has less capacity to hold it. Chronically dehydrated skin looks thinner, creases more visibly, and recovers from expression more slowly. It gets more UV exposure than it is protected against

Why standard face products underperform here
Three reasons, and they follow directly from the anatomy above.
Formulas built for oil-producing skin assume a barrier that the eye area does not have. They tend to be lighter than the eye area needs, because heaviness on the T-zone is a problem and heaviness around the eye generally is not.
Thin skin is more permeable, which means actives penetrate further and faster. That is useful for absorption and a genuine risk for irritation, since a concentration that is comfortable on the cheek can be too much on skin a quarter as thick. Fragrance and strong actives are the usual culprits.
And absorption is uneven. A cream applied to an area that moves constantly and holds moisture poorly does not sit long enough to deliver much. Very little of this is about buying something specific, which is worth saying plainly.

Protecting the eye area properly does more than any topical treatment applied to skin that is being degraded daily.
Not rubbing. Mechanical stress on skin with minimal structural reserve causes both inflammation and physical damage. Makeup removal is where most people do the majority of their rubbing, and switching to pressing rather than wiping makes a measurable difference over years.
Sustained hydration rather than occasional treatment. Because the area has no meaningful oil production, it needs water delivered and then held. Managing squinting. Prescription glasses if you need them, sunglasses in bright light. Reducing the number of daily contractions reduces cumulative fold stress, and it costs nothing.
